In a mixing bowl, combine the first eight ingredients. In other bowl, combine egg, egg sustitute, pumpkin, applesauce and oil; stir into dry ingredients until moistened. Stir in chocolate chips.
Coat muffin cups with nonstick cooking spray, fill two-thirds full with batter. Bake at 400 degrees for 18 - 22 minutes. Cool for 5 minutes before removing from pans to wire racks.
